The company behind the report
ADUable is a product of Buena Vista Vision, Inc., a California corporation ("ADUable," "we," "us"). These terms are an agreement between you and Buena Vista Vision, Inc. An informational feasibility report, one address, one time
A paid report is a one-time $149 informational feasibility read for a single address, built from public sources: California's state ADU floor, your city's ADU ordinance, and county assessor parcel records. The free coverage check tells you whether your city is covered; it costs nothing and creates no obligation.
Your report speaks as of the date it is generated. Cities amend ADU ordinances, the Legislature amends state law, and parcel records change. A report that was correct on the day it was issued may be affected by later changes, and we have no obligation to update reports already delivered.
We are not your city, your architect, or your lawyer
A report is a sourced feasibility estimate — the state floor and your city's ordinance applied to your lot's public records, with the gray areas flagged instead of smoothed over. It is the first step of diligence, not the last. Before you design, hire, or file, confirm the specifics with your city's planning desk, and bring in an architect for the design itself.
Costs, rents, and value figures are illustrative
Estimated build costs, projected rents, and value-uplift figures in a report are clearly-labeled estimates, not quotes, appraisals, or investment advice. They are derived from cited regional bands and rules of thumb. Actual construction costs vary with site conditions, finishes, and the contractor market; actual rents vary with unit design and the rental market; actual value impact requires a licensed appraiser. Do not make financing, purchase, or construction decisions on these figures alone.
Verify before you build or transact
We build every report carefully from the sources it cites, and we flag gray areas honestly — where an ordinance is in flux or a lot condition needs field verification, the report says so and tells you what to confirm. Even so, public records contain errors, geocoding has tolerances, and ordinances change.
The service is provided "as is" and "as available," without warranties of any kind, express or implied, including accuracy, completeness, fitness for a particular purpose, and non-infringement. Before you spend on plans, permits, contractors, or a property itself, you agree to independently verify the facts that matter to your decision — with your city's planning department, an architect, an attorney, or all three. You agree not to treat a report as the sole basis for any construction or transaction decision.
Not covered? Automatic refund. Something wrong? We fix it.
- City not covered? You are refunded automatically and in full. We'd rather give you nothing than give you a guess.
- Report never arrived, or we matched the wrong parcel? That is on us. Email hello@bossospro.com with your receipt within 30 days for a full refund.
- Unhappy for any other reason? Write us within 30 days of purchase and we will make it right — up to and including a full refund.
Refunds are issued to the original payment method through Stripe, usually within 5–10 business days.
Our liability is capped at what you paid
To the same extent, we are not liable for indirect, incidental, consequential, special, exemplary, or punitive damages, or for lost profits, lost opportunities, construction costs, design or permit fees, diminution in property value, or losses arising from decisions you make in reliance on a report — even if we have been advised such damages are possible. This cap and these exclusions apply to all theories of liability (contract, tort, negligence, misrepresentation, statute, or otherwise) and survive even if a remedy fails of its essential purpose. Some jurisdictions do not allow certain limitations; where a limitation is not permitted, our liability is limited to the smallest amount the law allows.
Individual arbitration, California law
These terms are governed by the laws of the State of California, without regard to conflict-of-law rules. Any dispute arising out of or relating to these terms or the service will be resolved by binding arbitration on an individual basis, administered by JAMS under its streamlined rules, in San Mateo County, California (or by videoconference if you prefer). Judgment on the award may be entered in any court of competent jurisdiction.
You and we each waive the right to a jury trial and the right to participate in a class action, class arbitration, or representative proceeding. Either party may instead bring an individual claim in small claims court if it qualifies. You may opt out of this arbitration provision by emailing hello@bossospro.com within 30 days of your first purchase with the subject line "Arbitration opt-out."
What we collect and what we do with it
- Addresses you check are used to geocode the parcel, run the analysis, and improve coverage. They are not sold.
- Your email is used to deliver your report and receipt. Unsubscribe from anything else anytime with one click or one email.
- Payments are processed by Stripe. Your card number never touches our servers.
- We do not sell your personal information, and we do not share it with third parties except the service providers who make the product run (payment, email, hosting).
To have your data deleted, email hello@bossospro.com from the address you used and we will remove it.
Changes, severability, the whole agreement
We may update these terms; the effective date above changes when we do, and the version in force when you purchase governs that purchase. If any provision is found unenforceable, the rest remain in effect. These terms are the entire agreement between you and Buena Vista Vision, Inc. regarding ADUable and supersede any prior understanding. Failure to enforce a provision is not a waiver of it.
